Private beta — onboarding in small batches

Every door, every tenant, every repair, every rent check

Tenants & Doors connects property owners, managers, tenants, and the contractors who fix things — so rent gets collected, assets get tracked, and a leaky faucet goes from text message to finished job without a single spreadsheet.

Early members get founding pricing.

Property management runs on texts and spreadsheets

It works right up until it doesn't — usually on the day something floods.

  • A tenant texts you a photo of a leak at 9pm.

Tenants file a request in the portal, with photos, tied to the right unit.

  • You call three plumbers, play phone tag, and take the first quote you get.

Open the job to the marketplace and compare real bids side by side.

  • The owner emails asking what happened, and you dig through six months of texts.

Owners see the full history on their own dashboard. No email required.

  • Lease dates, appliance warranties, and vendor invoices live in four spreadsheets.

Leases, assets, and service history all hang off the property record.

  • Rent arrives by app, check, and transfer, and you reconcile it by hand each month.

Rent posts against the lease automatically and tenants pay in the same portal.

From “the sink is leaking” to “it’s fixed”

One request, four people, zero group texts.

  1. 01

    The tenant reports it

A tenant opens a service request from their portal — photos, description, and the unit it belongs to, all attached from the start.

  2. 02

    The manager reviews it

You triage the request, approve the work, and decide: assign it to an in-house technician, or open it to the marketplace for bids.

  3. 03

    Contractors bid

Approved service companies in your area submit bids. Compare price, timeline, and past review scores before you accept one.

  4. 04

    Everyone sees the outcome

Work gets done, the request closes, and the job lands in the property’s permanent history — visible to the owner without a single status email.

Built for everyone who touches the property

Most tools serve the manager and leave everyone else on email. Tenants & Doors gives all five roles a real place to work.

The operators

Property managers

  • Manage properties, units, and leases for every owner you serve
  • Collect rent on the lease you already set up, and see who’s behind
  • Triage service requests and assign or open them for bids
  • Keep in-house technicians and private vendors alongside the marketplace

Self-manage or delegate

Property owners

  • Bring your own manager, or be your own
  • See occupancy, rent collected, open work, and spend on one dashboard
  • Full service and asset history on every property you own

Free, by invite

Tenants

  • View your current lease and its terms any time
  • Pay rent from the portal — one-time or autopay, with receipts
  • File maintenance requests with photos
  • Track the status of every request you’ve opened

Free to list

Service companies

  • List your company on the public vendor marketplace
  • Bid on open jobs from managers and owners near you
  • Build a review record across multiple dimensions of service

On staff or on contract

Technicians

  • Added by your service company or the property manager
  • See assigned jobs with the property and unit context attached
  • No separate account to set up — one invite and you’re in

Rent & payments

Collect the rent where you already manage the lease

Rent belongs to the same record as the lease, the unit, and the tenant. Keeping it in a separate payment app is how balances and reality drift apart.

Arriving with launch — waitlist members get it first

Managers and owners

Set the rent, due date, and late fee once on the lease. Charges post themselves every month — no invoice to remember, no ledger to rebuild in a spreadsheet.

Tenants

Pay from the same portal you file requests in. Bank transfer or card, one-time or autopay, with a receipt and a running balance you can actually see.

Everyone

Who paid, who is late, and how much is outstanding — on the dashboard, per property and per unit, without anyone chasing a text message.

Asset management

Know what’s in the building before it breaks

A property isn’t just doors and leases — it’s a pile of expensive equipment with ages, warranties, and repair histories. Tenants & Doors tracks each one where the work already happens.

Every asset on the record

Water heaters, HVAC units, appliances, roofs. Each one attached to the unit it lives in, with make, model, serial, and photos.

Warranty and age in view

Install dates and warranty windows sit next to the asset, so you know whether a failed dishwasher is a claim or a purchase before you call anyone.

Service history follows the asset

Every request and completed job links back to the asset it touched. The third furnace repair in two years stops being a surprise.

Hand it off intact

When a property changes managers — or owners — the asset record and its history go with it. Nothing lives in someone’s inbox.

Vendor marketplace

Stop calling around for quotes

The hardest part of maintenance isn't tracking the request — it's finding someone good, available, and fairly priced. So we built the contractor side of the network too.

Get early access

Open a job, get real bids

Post a service request to the marketplace and let approved contractors in your area compete on price and timeline — instead of taking whoever answers the phone.

Reviews that say something

Rate contractors across multiple dimensions — quality, timeliness, communication, and price — so the score means more than a single star rating.

Vetted before they bid

Every service company is reviewed and approved before it can appear on the marketplace or submit a bid on your work.

Keep your own people

Have a plumber you trust? Add them as a private vendor or an in-house technician and assign work directly, no bidding involved.

The Tenants & Doors hinge mark

The name & the mark

Why “Tenants & Doors”

Ask a property manager how big their portfolio is and they won’t say units or addresses — they’ll say doors. It’s the industry’s own word for the thing being managed. Put the people who live behind those doors on the other side of the ampersand and you have the whole business in two nouns: tenants and doors.

Two leaves, one hinge
The mark is a door seen from above, mid-swing: a solid leaf and its lighter twin, joined at three knuckles. One side is the tenant, the other is the door. Neither works alone.
The hinge is the product
A hinge is the smallest possible piece of hardware and the only reason a door is useful. That’s the job we took: be the joint that lets owners, managers, tenants, and contractors move together.
It has to hold up
Hinges are unglamorous, take every bit of the weight, and get noticed only when they fail. That felt like the right standard for software people use on the day something floods.

Questions we get a lot

When does it launch?

We’re in private beta now and inviting waitlist members in small batches. Joining the list is how you get in — we email you when your spot opens, and you can start right away.

What will it cost?

Property managers and property owners pay a subscription based on portfolio size. Tenants and technicians never pay anything. Waitlist members get founding pricing, locked in for the first year after their account is created.

Can I collect rent through it?

That’s landing with launch. Rent terms live on the lease you already set up, charges post on schedule, and tenants pay from their portal by bank transfer or card — one-time or autopay. Waitlist members get it as soon as it opens.

Does it track appliances and equipment?

Yes. Every unit carries its assets — water heaters, HVAC, appliances, roofs — with make, model, serial, photos, install date, and warranty window. Service requests link back to the asset they touched, so repair history accumulates where you’ll actually look for it.

Do my tenants have to sign up for anything?

They get an invite link from you — no public signup, no separate account to hunt down. Their portal shows their lease and their service requests, nothing else.

I’m a contractor, not a landlord. Is this for me?

Yes. Service companies self-register on the vendor marketplace, get approved, and can bid on open jobs from every manager and owner in the system. Your first team member becomes the company owner and can add technicians from there.

Can I use it if I only own a couple of units?

That’s a common case. Property owners can self-manage — you get a subscription and act as your own manager — or bring in a property manager later without moving your data.

What happens to my data?

Each account’s data is isolated at the database level, not just in the app. We don’t sell it, and we don’t share your email with vendors. You can export or delete it whenever you want.
